New commercial development planned for East Palmdale

by The AV Times Staff • June 15, 2023 45 Comments

PALMDALE –  A new commercial center will be constructed on the corner of Avenue S and 40th St East, and it will include a Chick-fil-A, a Mister Car Wash and other popular retailers, Palmdale city officials announced.

“I am happy to welcome Chick-fil-A and other retailers which many of our eastside residents have overwhelmingly requested,” said Mayor Laura Bettencourt.

The approximately 4-acre development is a part of a joint venture that includes Sage Investco, LLC, Citivest Commercial and other investors. The project received unanimous approval from Palmdale’s Planning Commission last week.

Chick-fil-A will feature indoor and outdoor seating, as well as two canopied drive-thru lanes. Once open, the restaurant will bring approximately 80 to 120 full and part-time jobs to the community, city officials said in a news release.

“Sage Investco is thrilled to see this highly anticipated site plan receive approval and have the opportunity to bring a quality commercial development to the east side of Palmdale,” said Patrick Charriou, Sage Investco’s Founder and Managing Partner. “We look forward to continuing to work with the City and our partners in the community.”

Construction is anticipated to begin later this year and scheduled to be finished in 2024.

I live very close to this project. I remember when it was just a 4 way stop. It is nice to see development finally on this side of town. It would nice to have a few non fast food eateries included. Palmdale is maturing, and the types of businesses that will be here in the future should reflect that.
As long as the increase in traffic, litter, and crime are handled by the City Planners I applaud the decision. It is called a Planning Commission for a reason—let’s hope our leaders have a progressive agenda for our city.

Look at the emaciated people in Lancaster and Palmdale? Just because their guts are hanging out and clothes don’t fit mean doesn’t mean they don’t need food..and fast food at that. Thank God, we have the leadership in Palmdale and Lancaster to keep these people fed! Bring on more fast food joints! We need them!

take it from someone who knew the original in-n-out burger in Baldwin Park.

what you are eating is substandard, and they make you wait a ridiculous amount of time for it

the original experience and quality is L-O-N-G gone

Its a shame that something good like that has not held its original standard.

founders of good products and services cannot always control or maintain what they originally set out to provide, because, money.

too many cars liningup, accountants and site managersall getting creative.

we just wanted to serve a good burger and fries quick, and for a while, that worked.

sorry my family failed to fulfill the dream

I’d rather have an In n Out…. We need more variety on the Eastside so I guess this is a good thing. Now only if we could ship the ghetto degenerates somewhere else!

In and Outs are usually right off of the freeway for easy access. E Lancaster may be out of luck on that based on that alone.

My Son told me that his friend that works for Costco (Corp) said that they’re going to build a Costco at Pearblossom and 45th or 47th, where ever that open field is at! That would be so nice!!!

I hope they plan the drive through for a huge line so it doesn’t end up being a mess like the other location and almost every In-N Out. Glad to see some new stuff coming to the East side.

If you look at the crime map in the paper, the most crime in the AV is east of the 14 in Lancaster. So for simple definition, you can say the east side is east of the freeway. Rex has a house in West Lancaster, although he lives in Laguna, and the rest of his spineless council also live in West Lancaster. They don’t care about the east side. If they did, they would have districts to represent the east side.

Why duplicate these fast-food restaurants. Palmdale needs something new. Dairy Queen would be a welcomed choice.

Where is the new Eastside Lancaster developments? You will not see these in East Lancaster because of the crime. Our leadership has no clue and we have no representation on our City Council as none of 0ur leaders are living in East Lancaster. This is not new and the reason our part of the City is hell.

Sue ol’Rex and the gang like Rex did with the City of Palmdale. He filled a lawsuit for Palmdale to have districts. So now every form of government into town, schools districts, college, hospital and Palmdale all have districts, not Lancaster. Lancaster is not divided up into voting districts

It would take a minority person to find a lawyer willing to take on the lawsuit. Seeing as though it has been Rex and Shenkman tag teaming for most if not all of these ridiculous lawsuits, it would be a miracle to find someone who is willing to have their life ruined by the Lancaster political machine. Here’s to hoping for a miracle.

East Palmdale has more going for it than all of Lancaster put together, even if the West Side didn’t exist as it is.

The market responds to demand. If Palmdalians want fast food, then that’s what they get. They tried putting something slightly bougie, Panera Bread, on 47th and it failed. Sure, Panera Bread is expensive, but so is Wing Stop which gets a lot of business.

You can’t build fancy stuff and change the taste buds of local residents. Instead, local businesses reflect the demand created by the taste buds of the residents.

There was a great restaurant in the old Chili’s building on Avenue S near 45th Street East. I can’t recall the name but when i Googled it, the headquarters were in Dubai of all places.
I wish they’d come back on the westside.

Actually it has little to do with ‘taste buds.’

A large fraction of people go “out to eat” without having decided where to go. That’s why the development of a ‘restaurant row’ is critical to everyone’s success. People get in the car and head in the general direction of the mall while discussing where they want to go, and even if they were to decide on Panera Bread they are probably already close enough that they wind up at the one by the mall anyway.

The repeated efforts to develop a theater complex with a multiple restaurant anchor somewhere near S and 47th would solve the problem, but they always seem to get sidetracked. None of Wrecks’ cronies has an ownership stake in the land I guess.
